The Yamuna Expressway Industrial Development Authority (YEIDA) has launched the YEIDA Premium Hotel Plot Scheme on December 11, 2024, featuring 28 premium plots in sectors 28 and 29, near Noida International Airport. This initiative aims to attract 5-star hotels and luxury developments, aligning with the regionโ€™s growth as a hospitality hub ahead of the airport’s operational launch in April 2025.The scheme offers plots ranging from 5,000 to 50,000 square meters, strategically located along the Yamuna Expressway. With the airport expected to handle 12 million passengers annually, YEIDA envisions world-class facilities for business and leisure travellers.

YEIDA CEO Arun Vir Singh emphasized that the scheme will boost tourism and establish an international-standard hospitality ecosystem. Developers and hotel chains can apply until January 30, 2025, through a transparent process. This project positions the Noida-Jewar region as a prime hospitality and business destination, offering significant opportunities for long-term growth.

YEIDA launched the YEIDA Premium Hotel Plot Scheme on December 11, 2024, offering 12 premium plots in Sectors 28 and 29 near the Yamuna Expressway, close to the upcoming Jewar International Airport. This initiative aims to attract luxury hospitality projects, including five-star hotels, and upscale the areaโ€™s infrastructure. In Sector 28, there are two large plots with a combined investment opportunity of RS. 195.90 crore. One plot span 10,000 sq. m (Rs. 65.3 crore), while the other is 20,000 sq.m (Rs. 130.6 crore). Sector 29 features 10 plots ranging from 3,100 sq. m to 6,400 sq. m, offering a total investment of Rs. 276.20 crore.

The 6,400 sq. m plot is priced at Rs. 43.8 crore, while other plots range between Rs. 19.3 crore to Rs. 26.1 crore. Altogether, YEIDAโ€™s scheme covers 67,800 sq. m with an investment potential of Rs. 472.20 crore. Seamless connectivity with Jewar Airport and the Yamuna Expressway makes this area ideal for premium hospitality projects, boosting real estate growth and positioning the region as a key hospitality hub.

Payment Plan

  • The allottee must deposit 10% of the total premium as Earnest Money.
  • The Allotment Money, which is 40% of the total premium (after adjusting the earnest money), must be deposited within 60 days from the issue of the Allotment Letter, along with applicable GST.
  • If the Allotment Money is not deposited within the stipulated period, the plot allotment will be cancelled, and the Earnest Money will be forfeited.
  • In exceptional cases, a 30-day extension may be allowed by the Chief Executive Officer with penal interest of 13% per annum (10% + 3%) on the defaulted amount for the delayed period, plus applicable GST.
  • The remaining 60% of the total premium must be paid in 4 equal half-yearly installments. Interest at 10% per annum on a reducing balance will apply.
  • If any installment is not paid on time, interest at 13% per annum (10% + 3%), compounded half-yearly, will be charged on the defaulted amount for the delayed period, along with applicable GST.
  • Interest at 10% per annum will apply starting July 1, 2024 and is subject to revision on January 1 and July 1 of each year as per government orders.
  • It is the allottee’s responsibility to ensure timely payment of installments.
  • If the last date of payment is a bank holiday, the payment can be made on the next working day without penalty.

Step 3– Deposit the โ€œprocessing feeโ€ and registration money through the online payment gateway, RTGS/NEFT/Net Banking. 

Step 4– Register and obtain a **user ID and password on the portal (https://yeida.auctiontiger.net ) by paying Rs. 1,000 + GST.ย

Step 5– Deposit the non-refundable E-Brochure document fee of Rs. 50,000 + GST and processing fees separately by 10.01.2025 (5:00 PM). 

Step 6– Post-registration, log in using the user ID and password to select the desired plot. 

Step 7– Pay the E-Brochure fees, processing fees, and EMD via the YEIDA payment gateway, wallet, or other valid options.

Step 9– Ensure you have a compatible computer terminal with an internet connection to participate in e-bidding. YEIDA is not responsible for any connectivity issues.

Step 11– The Authority reserves the right to withdraw, accept, or reject any or all bids without assigning reasons, even if they are above the reserve price. 

Step 12– The bidding time will be automatically extended by 5 minutes if bids are placed in the last 5 minutes, with a maximum of 3 auto-extensions. 

Step 13– Submit/upload the required documents on the e-auction portal:

E-Auction Process

Step 1– E-Auction will proceed only if there are 3 or more eligible bids for a plot. 

Step 2 – If there are less than 3 bids: 

    1. The deadline will be extended by 7 days. 

    2. If fewer than 3 bids remain, the deadline will be extended for another 7 days. 

Step 3– If there are still fewer than 3 bids after the second extension, the e-auction will not be conducted. 

Step 4– Processing fees and EMD will be returned to all participants if the e-auction is not conducted.
