The Greater Noida Industrial Development Authorities has launched the GNIDA New Residential Plot Scheme (LOP-05/2025). To provide new residential plots to the citizens of Noida near the International Airport the development authorities have launched a new scheme called GNIDA New Residential Plot Scheme. All the citizens who want to purchase a residential plot under this scheme apply online and participate in the online auction. The application process for the scheme will start from 3rd January 2025 and the last date to apply for the scheme is 25th January 2025. All the citizens who are permanent residents of India and want to purchase a residential plot are eligible to avail the benefits of the scheme.

About GNIDA LOP-05/2025 Scheme

To provide residential plots to all the citizens of India in a prominent location in the Greater Noida region the authorities have launched the GNIDA LOP-05/2025 Scheme. According to the information the authorities are all set to build a total of 10 sectors in the location ranging from high-luxury plots to some affordable ones. The starting price of the plots under the GNIDA LOP-05/2025 Scheme is INR 26.75 lakh. To purchase a plot the citizens have to pay 10% of the premium amount as registration money which will be adjusted during the further payment.

Eligibility Criteria

  • Only citizens or groups who are permanent residents of India are eligible to apply. Firms, companies, societies, and entities in their corporate capacity can also apply.
  • Citizens must be competent to enter into a contract and must have attended the age of the majority.
  • Applicant, their spouse, and dependent children should not have been allotted in full or in part, on leasehold, on plots freehold, hire purchase tenancy agreement basis any residential plot or Independent house or flat by Greater Noida.
  • Husbands, their spouses, and dependent children cannot purchase Separate plots in their name, under this scheme they will be considered a single unit.

Processing Fee

  • The processing fees is INR 4,000 + 18 % GST For Area(0-100 SQM) & INR 5,000+18% GST For Area (101-200 SQM) & INR 8,000+18% GST For Area (201-500 SQM).
  • The citizens must note that processing fees are non-refundable.

Payment Schedule

  • The successful citizens will have to pay 25% of the premium total amount of the plot after adjustments of EMD and Registration money without interest within 15 days of receiving the allotment letter via email. If the citizens are not able to pay the money within 15 days then they will be considered withdrawn and the earnest money will be forfeited by the authorities. In certain cases, the citizens can ask for an extension of the last date.
  • The citizens will have two options to pay the 25% of the premium amount:
    • A 2% rebate on the bid price will be given to the successful applicant who deposits full payment within 60 days from the date of issue of the allotment letter.
    • Balance 75% of the premium if not paid in 60 days then the balance amount will have to be paid within one year from the date of issue of the allotment letter, in four quarterly installments (of 3 months) at simple interest (MCLR rate + 1%, currently 10%). The interest rate will be as per SBI MCLR rate which is revised every 6 months (every year in the month of Jan & July). If installments are not paid on time 3% penal interest will be imposed over and above the simple interest applicable.

Mode of Payment

  • All payments to GNIDA can be made only via online transfer through net banking/payment gateway on the Authorityโ€™s website @ www.greaternoidaauthority.in.
  • Normally no extension will be provided to any applicant for the payment of the premium amount but in special cases, the authorities may provide an extension which is a maximum of one month after concerning with the CEO of GNIDA.
  • The payment made by the Allottee/Lessee will first be adjusted towards the penal interest & interest due, if any, and thereafter the balance will be adjusted towards the premium due and Lease Rent payable.

GNIDA New Residential Plot Scheme Apply Online

  • Ensure you have a scanned passport-size photo (100×100 pixels max), affidavit, and valid proof of address, age, identity, and nationality. All documents must be uploaded in the format specified on the portal before submission.
  • Register on the portal to obtain a user ID and password for participation. Pay the non-refundable processing fee as specified in the DataSheet through online payment before the deadline.
  • Late payments will not be entertained under any circumstances. Any bid without full payment by the deadline will not be considered valid for the e-auction process.
  • Bidders must ensure access to a computer with a stable internet connection. GNIDA will not be responsible for bidder-side connectivity issues or technical difficulties during the bidding process.
  • Separate applications and earnest money deposits (EMD) are required for each plot. Bidders must apply individually for every property advertised and complete payment for each submission.
  • GNIDA reserves the right to withdraw or modify any plot from the e-auction without explanation. The authority is not obligated to accept the highest bid or any bid, even if above the reserve price.
  • Bidding below the reserve price is not permitted. All bids must be placed at or above the reserve price, with an incremental value of 1% rounded to the nearest thousand.
  • If bidding continues within the last 5 minutes of closing, the auction will auto-extend by 15 minutes. This extension continues until no further bids are placed during the final 5 minutes.
  • Payments can be made via credit card, net banking, NEFT, RTGS, or by cheque at designated SBI branches. Different payment methods apply for document fees, processing fees, and EMD.
  • Incomplete bid documents will not be accepted. Bidders cannot withdraw their bid once submitted, and failure to meet requirements will result in disqualification without reconsideration.
  • A GNIDA-appointed committee will open qualification bids for review. Document verification will follow, and the highest bidder’s submission will be processed further for allotment.
  • The highest bidder will receive an allotment letter within 30 days of the auction’s closure. This is subject to the successful verification of all uploaded documents and bid compliance.
  • The e-auction portal (https://etender.sbi) can also be accessed via the GNIDA website. Bidders should regularly check the portal for updates and ensure they are familiar with the process.
  • For inquiries, visit the GNIDA Residential Department at Plot No. 1, KP IV, Greater Noida. Office hours for in-person inquiries are between 10 AM to 12 PM on working days.
  • GNIDA reserves the right to cancel the allotment process at any stage without prior notice. No correspondence regarding disqualified bids or withdrawn plots will be entertained.

Allotment Process

  • The applications will be scrutinized by the allotment committee and the financial final decision made by the authority is absolute and cannot be changed.
  • Allotment of residential plots will be done by e-auction on which e-bidders will be the highest amount according to the Reserve price, all those plots that have only one bed will be available in the role over option, and if the plot still has one bed then the final decision will be made by the CEO of GNIDA.
  • The citizens can build for multiple plots but they have to pay the EMD and registration fees for each plot separately. If an applicant becomes the highest bidder for one plot, their bidding for other plots will automatically lock. For example, if bidding for plots A, B, C, and D, and the applicant wins plot A, they cannot continue bidding for B, C, or D.
  • Unsuccessful citizens in e-auction will be refunded their registration money within 30 days of the e-auction.
  • Once the option is successfully completed the citizens will start receiving their allotment letter via email or post.
